Everything you need to know about the art of luxury real estate auctions.
Presenting luxury property auctions to a worldwide audience in a transparent, accelerated process, the principles of Concierge Auctions are pleased to bring you all the latest on the luxury real estate market.
Architectural pedigree can really give a unique property an edge over the competition and can lend it well towards selling through auction. Just as painting, sculpting and drawing are artistic mediums, so is architectural design — a creative release from within the artist. The beauty is that architecture can not only be admired from an outside perspective, but it can also be lived in and enjoyed. We’ve often used the term “artchitecture” when referring to properties that are true works of art.
If you are a top luxury real estate agent, you should be familiar with auctions as an added method to sell high-end homes. Wealthy sellers of premier properties are increasingly turning to auction as a way to activate buyers and produce the highest price within their timeframe. They have valuable time and may be frustrated... likely even more than you think. They use auctions to buy and sell other fine assets. Why not their homes? They expect you to know their options when it comes to real estate.
Are you a successful agent or a broker that specializes in high-end properties? Are you interested in selling luxury homes at auction or has your client approached you about the auction process? Do you have trepidation that you may be cut out of the auction as the seller’s agent?
"My seller would like to take control of the sale process for their unique, luxury property and is considering an auction. Where do I start?" If you are a top luxury real estate agent and are faced with this dilemma, the first thing to do is research luxury real estate auction companies and learn about the process.
Marketing luxury real estate is changing at a rapid pace. While tactics for selling and marketing luxury homes are ever-changing, we are embarking on a new era. Over the last four years, real estate searches on Google are up 253%, and 90% of home-buyers search online during the home buying process.
Step one in selling luxury real estate is choosing the right realtor. Once you have taken care of that step, you can now work with your chosen real estate agent in preparation to sell your luxury home. The second step is evaluating the competition.
Selling your luxury home can be overwhelming. The average American moves eleven times in their lifetime, so most people will only be involved in selling their home a handful of times in their life. In regards to luxury homes, you may, as a homeowner, only sell your luxury home once or twice in your lifetime.
As luxury home auction providers, we at Concierge Auctions focus our assignments on the particular lifestyle pursuits of our clients. Many of our buyers are searching for certain amenities, even moreso than exact locations. They want that perfect beachfront villa in Hawaii; a ski home nestled in the Rocky Mountains; or an equestrian farm with room to roam.
On March 15th, in addition to selling a contemporary Paradise Valley, Arizona home owned by NFL legend Kurt Warner, Concierge also scored big with its charity auction — four first-class plane tickets to dinner with Kurt and Brenda Warner and country superstars Garth Brooks and Trisha Yearwood. The high bidder contributed $41,000, and Concierge matched that donation, resulting in an astonishing total of $82,000 raised for the Warner’s charity, Treasure House.
We at Concierge Auctions have had a prove track record of selling stately luxury properties with historic significance at auction. As our current broker-partner Gary Gestson of the Historic Home Team at Long & Foster Real Estate recently stated, "The Concierge team knows how to select the best historic buying opportunities, to convey each home’s unique story, and ultimately to deliver the true value of these incomparable assets.” Here is a look back at my top five favorite historic homes, where new owners are now carrying on their traditions, as well as a peek into the next to come — West End c. 1790, selling at Auction on April 24th.
